Available Lots

Cloudland Station has approximately 175 lots available. It has been approved for up to 300 lots as part of its comprehensive plan. Currently our Masterplan has 250 lots of which over 25% have been sold.  Additional lots will be added should we be able to take advantage of a few contiguous acquisitions. The first one has already occurred in 2009. In all cases, our commitment is to have at least 70% - 75% of the total acreage as common acreage (i.e., acreage that is not included in a platted lot). This is an extremely green community by all standards of green development and we are very proud of this commitment.

Essentially, by developing only 25% of the acreage as lots, we are siting premium lots only. While lot prices will vary based upon traditional attributes such as external views, internal views, and size, we believe that all of our lots are exceptional.

The size of the lots are small for several simple reasons. First, we desire to maximize common space for the enjoyment of all owners. Second, we desire to conserve as much of the common space in its natural habitat. Finally, smaller lots limit the amount of acreage individuals must maintain.

The lots can be divided in the following categories:

1 - Town Lots

2 - Edge of Town Lots

3 - Valley Lots

4 - Ridge Lots

5 - Mountain Lots

Our experience is that most individuals get a strong sense of what lot category they desire within within 30 minutes of their first tour. Once this is settled, it becomes very easy to narrow down the available options and make a confident decision.

Finally, we have weathered a very tough economic climate for developers exceptionally well. We have continued to build out amenities and sell lots. Currently, with just over 25% of our lots sold, we have about 60% of our amenities complete. This is a very aggressive build-out relative to sales and should provide customers confidence that the vision is being executed.
