Q. What is Cloudland Station?
A. Specifically, Cloudland Station is a Masterplan of 450 acres with an authentic historic town nestled in its own meandering and brook-laden valley. The expansive acreage includes 250 mountain, ridge and valley homesites dispersed in a rich dreamscape of yesteryear venues. It is located 15 minutes south of downtown Chattanooga on the side of Lookout Mountain in NW Georgia.
Q. What does Membership and Lots cost at Cloudland Station?
A. Membership at Cloudland Station takes place when you purchase a lot. Currently lots are averaging $115,000 with a few higher elevated lots priced more. Annual homeowners’ dues are estimated at $1500 per year. We also will be introducing the Cottage Club, fractional 1/6th or 1/12th ownership in charming, slate roof cottages in Maple Hill Village.
Q. How much does a home cost to build in Cloudland Station?3
A. Homes range from $135 - $250 per square foot and reflect high quality to premium quality in design, materials and massing. Sizes ranges from 900 sq ft Artisan Cabins to 3,500 sq ft Homes. Architectural review is in place to protect the architectural integrity of the dreamscape represented by Cloudland Station.
Q. What is the time requirement to build?
A, Currently there is no time limit on when you build and while you are waiting, you may join our Cabin Club that offers access to our WaterColor Cabins.
Q. What size homes can be built at Cloudland Station?
A. Because Cloudland Station is America’s first CottageTowne™, home sizes are based on cottage-sized footprints. In our downtown neighborhoods, homes cannot exceed a footprint of 1000 square feet. Homes on ridge and mountain sites can utilize a footprint of 1500 square feet and often have basements.
Q. Are there other ways even more affordable to participate in Cloudland Station?
A. Yes. We will be offering fractional ownership on a limited basis very soon. Please call and ask us for more information, if interested.
Q. How many people have already bought?
A. Approximately 70 lots have been sold at Cloudland Station.
Q. How many lots will there be and how large are the lots?
A. The total number of lots envisioned are 250 with the potential to go to 300 if additional contiguous properties are purchased. They vary in size from 1/10th acre for our town lots to ½ acre for some of our ridge and mountain lots. Our goal is to preserve the canopies and create as much common space as possible for hiking and enjoying by everyone.
Q. Is there city water and sewer?
A. Yes, Cloudland Station is unlike most mountain properties in so many ways including the fact our water and sewer are tied into county services.
Q. Can I use my own builder?
A. Cloudland Station has several builders that have been vetted through a builder approval process that ensures quality construction and adherence to our architectural guidelines. You can use your own builder, but they must meet our criteria and follow our guidelines.
Q. What are the architectural guidelines and community covenants?
A. Your purchase at Cloudland Station is protected by thoughtfully designed, state-of-the-art covenants that ensure the highest possible value for the entire community. Architecture is further governed by an architectural review board guided by historical precedent of the 18th and 19th centuries.
Q. What is the purpose of the community covenants?
A. Cloudland Station has covenants that are designed for the highest possible property appreciation without being oppressive in any way. These covenants also allow for the maximum pleasure of every owner with regard to noise, pets, esthetics and the preservation of nature.
Q. What is our commitment to authenticity and quality?
A. We are committed to historic quality. Our town architect is Dr. Durham Crout, PhD. Durham has a professional career spanning 30 plus years including professorship that focused on historic and traditional design. We are serious about historically accurate massing and proportions. We are equally serious about authentic materials. We use local artisans that include 3rd generation stonemasons, timber framers, and blacksmiths.
We have created signature-building techniques that include special antiquing of every log timber, rusticating cabin wood floors, and hand-hewing various structural timbers throughout the cabin. We have recreated historic hardware with local blacksmiths. We integrate timbers cut and milled from our own property and purchase stone from mountains and valley quarries all within an hour of Cloudland Station.
Q. Are pets allowed?
A. Yes, pets are permitted, except certain categories of known “dangerous” dogs, Leash requirements are provided for key common areas and all buildings. There are no provisions for farm animals.
Q. Can I use all of the amenities at Cloudland Station?
A. Yes. Cloudland Station is a dreamscape of simpler time amenities. You will have full access to the rich variety of amenities throughout Cloudland Station including the swim’n hole and rope swing, the vanishing edge saline swimming pool, the Sweet Shoppe, BBQ grills and smokers, fire-pit patios, miles of hiking and biking trails, picnic pavilion, fishing, canoeing, bocce, volleyball, recreation barn, cave, waterfall and, of course, our own private Mountain Town with its general store, Appalachian opera house (town theatre and play house), café, town library, and town hall (tea room and club room). But most of all you will be a part of the rich community friends at Cloudland Station.
Q. What kind of customers buy at Cloudland Station?
A. Our owners range from young families with new born babies to retirees who love spending time with their grandchildren. Kids and kids at heart find renewal at Cloudland Station, where they all share a love of the great outdoors and a desire to build a legacy of family memories for generations to come.
